Renovating for Resale

When it comes to home renovations, one plus one does not necessarily equal two. The money invested in improving your home will not always translate into an equivalent return in the selling price of your home. However, with planning it is possible to both increase the saleability of your home and even profit from your home renovations.

Renovations do not have to be extensive or expensive to earn a high rate of return. In fact, one of the cheapest and simplest improvements yields one of the highest paybacks. According to a study ( 1999 Renovations and Home Value Survey ) by the Appraisal Institute of Canada (AIC), a fresh coat of paint on interior walls returns an average 73 percent payback. So, a $1,500 paintjob could be expected to increase a home's selling price by $2,625 (a $1,125 profit).

To maximize saleability ensure that your new décor is modern and tasteful. Choose shades of white and tame versions of popular colours. Steer away from too many personal touches and custom work if you plan to re-sell. Otherwise, it is unlikely that your investment will be recouped and it may prevent the quick sale of your home. Also, try to keep renovations in harmony with the fashion of your neighbourhood.

Here's what people are saying about Brenda...

"Brenda was fabulous - very low key - not pushy at all. We really enjoyed working with her. This was a very smooth sale. We are very pleased with our new home and would definitely recommend Brenda to our friends.”

”We just wanted to thank you so much for managing the sale of our house. The brochure looked great, the newspaper ads looked great, and your fix-up suggestions were bang on. In my mind this sale went about as smoothly and quickly as anyone could ever expect. We had hoped to sell in a month, but getting an offer on day one and getting it sold in 2 weeks was a bit of a treat. Thanks again.”

It can be frustrating finding the home of your dreams...

I understand. As an experienced Realtor I often meet frustrated buyers. On a personal level, I understand how painful it can be without the right guidance to help you sail smoothly through the buying process and find the right home for your lifestyle and budget.

It really is a process! Chances are you won’t buy the first property you see. In fact, you shouldn’t. If you are just starting out, there is a learning curve with numerous components ranging to understanding the marketplace to property specifics. Then there are the financial considerations, legal maters, and negotiation of terms, conditions, and price.

If you aren’t a first-timer, it doesn’t really change, does it?
On the bright side, you don’t need to be alone in your search for the right home. I can help.

The Market has changed: What was important yesterday to get your home sold quickly and at the best price, is even more critical today.
With more supply than demand in today's real estate market the need to prepare your home for sale may in fact be more important than it was 6 months ago. So, how do you make you home more saleable than your competitors?

As I think about the answer, it takes me back to the last recession of the early 1990’s when I worked with young couple selling their condominium townhouse.
  • The problem, too many units available for sale in a slower market.
  • The solution, effective marketing and staging—even before staging became popular.
  • The result, a quick sale at an above market price relative to the competing units in the complex. The young couple sold easily and moved on with their lives.

The lessons learned from this story is that preparation, the right agent, and effective marketing resutled in a relativley fast sale at a fair price.
